Acquisition Criteria


We are currently looking for commercial properties in Arizona, California, Colorado, Nevada, Oregon, Utah and Texas. We will, however, consider properties in the other western states.


Through our own portfolio and our syndicated investments we are able to consider deals of almost any size. Our preference is for neighborhood, community and strip centers from 30,000 sf to 200,000 sf. We will also consider quality single tenant properties.


In addition, we are currently looking for a number of small, distressed assets. The properties should be no more than five million dollars, have sufficient in-place income to carry themselves on an all cash basis, and be well located. We are only considering Southern California, Las Vegas, and Phoenix markets for distressed assets.


Stabilized Assets - Properties should show a stabilized cash flow with current rents at or below market rates. We are sensitive to replacement cost and the ability to add value over time (5 to 10 years). Stabilized properties should have a reasonable percentage of their space leased to either National/Regional tenants or seasoned Mom/Pop shops. We have a strong preference for major real estate markets, but will consider strong, primary locations in secondary markets.
