Bilak & Kramer Capital is a specialty finance company, owned and operated by the Principals of the Bilak Investment Company. The primary business of the Bilak Investment Company is the ownership and management of Grocery and Big Box Anchored shopping centers on the West Coast. As the Principals of the companies also have extensive finance and capital advisory backgrounds, Bilak & Kramer Capital is able to offer unique capabilities as a licensed intermediary financing company, and on a case-by-case basis as an equity partner. Bilak & Kramer Capital is able to procure some of the most aggressive debt, mezz and equity capital through its’ partnerships and primary role, actively financing the 2.5 million square foot portfolio of the Bilak Investment Company.

 

Bilak & Kramer Capital can assist in raising the following capital:

 

  • $2-10 million dollars of private LP equity per asset/deal. This is a particularly difficult range of equity for sponsors following the Great Recession and the scarcity of ‘friends and family’ equity. We work with a few dozen family office and investor groups that target middle market investments.

  • $2-10 million of Operating Partner Equity – on a case-by-case basis we will fund equity as a LP or Co-GP for a mid-market Retail operating partner. Deal sizes are generally 30,000 – 120,000 square feet in Western States.

  • $10-25 million dollars of Co-GP equity. For very large transactions this Co-GP equity allows the sponsor to co-invest as little as 1-2% of the capital stack and receive a favorable disproportionate share of the promoted sponsor interest.

  • General Debt – Land Acquisition, Construction, Bridge, Permanent. Any property type, any amount.

  • $2-50 million dollars of preferred equity for single assets or portfolios. Leverage can be up to 90-100% of the capital stack when additional value creation exists.

  • DST/TIC preferred ‘gap or bridge’ equity of any amount. Particularly helpful in quick close situations where capital will be raised post-closing though subsequent exchanges or broker dealers.

Mr. Kramer is a Principal and Managing Partner of The Bilak Companies and President of Bilak & Kramer Capital, Inc. With more than 14 years of Commercial Real Estate Finance and Management experience, he is involved in all aspects of financing, acquisition, management, personnel and capital relationships for The Bilak Companies.


Mr. Kramer has spent most of his career in origination and management positions at several leading commercial real estate financing companies including George Smith Partners, U.S. Realty Capital and Arbor Capital Group. In 2010 he joined Dorian Bilak as the VP of Finance and Acquisition at Bilak Enterprises, Inc. which eventually led to the Partnership of Bilak and Kramer Capital, Inc. and his role as a Principal of The Bilak Companies.


Mr. Kramer is a member of the International Council of Shopping Centers and the Mortgage Bankers Association. He attended the University of California, Irvine where he was a member of the men's swim team and the Kappa Sigma fraternity. He holds a Bachelors Degree in Business and Management from Vanguard University.


Mr. Kramer resides in Orange County, California with his wife Jennifer and their son Donovan.

John Meek joined Bilak & Kramer Capital, Inc in 2012.  With more than 5 years of Commercial Real Estate Finance experience, he is involved in all aspects of financing, origination, personnel and capital relationships for The Bilak Companies.

 

John began his career in 2005 with CharterMac Mortgage Capital, Inc as an analyst assisting in underwriting and deal management.  He has since held positions at several leading commercial real estate financing companies including Credit Suisse First Boston and Pacific Group Partners, Inc.

 

John is an originator responsible for financial analysis, business development and underwriting commercial real estate properties.

 

John is a licensed Real Estate Agent. He attended the University of Southern California, where he holds a Bachelors Degree in Policy, Planning and Development with a Real Estate Development emphasis.  John also enjoys playing golf at a scratch level.
